<p>The historic Manhattan building at 148 Lafayette St. was just a diamond in the rough when Property Group Partners picked it up for approximately $60.4 million in 2007, and now the office asset, buffed to a shine, has traded for approximately $131.7 million. Epic is the new owner of the Class A destination in SoHo.</p>
<p>Five years have made all the difference at 148 Lafayette. We bought this building when it was, excuse the expression, a dump, Rolland Baribeau, chief operating officer of Property Group, told <em>Commercial Property Executive</em>. </p>

<p> Preserving some of the University of Miamis history was up for discussion at the Coral Gables City Hall on Tuesday.</p>
<p>In a unanimous decision, city commissioners tentatively approved their staffs recommendation to accept revisions to the University of Miamis University Campus District Master Plan to permit two additional buildings within the Campus Transitional Area along San Amaro Drive on the northwestern perimeter of the Coral Gables campus.</p>
<p>The additions will not increase total building square footage but will preserve three existing buildings that were deemed historically significant by the citys Historical Resources Department.</p>

Seal operators have this saying, One is none and two is one. Which means when you are dealing with physical equipment you have to have a backup if you want a high probability of having one piece of that equipment is always working. On the operation against Bin Laden the Seals learned something new about backup because they lost a super secret stealth helicopter because two of its critical avionics boxes failed at the same time just as they were leaving the Bin Laden compound. Luckily they had two other helicopters.  What the Seals learned is that having two backups is sometimes essential when you are dealing with complex electronics. <p>Efforts to dupe timeshare owners are spreading throughout California, prompting the state Department of Real Estate to issue a fraud alert warning about the practice.</p>
<p>The scammers offer to buy timeshares from owners eager to dump their vacation investments, but demand fees in advance and vanish once theyre paid.</p>
<p>“The red flag is the request for money up front,” said Department of Real Estate spokesman Tom Pool.</p>
<p>The alert identifies three main types of timeshare scams:</p>
<ul>
<li>Unlicensed fraudsters pose as legitimate, licensed real estate agents, providing a false sense of security to consumers, then demand upfront fees as part of the transactions.</li>
<li>Fraudsters claim to have “ready and willing buyers” lined up for the owners’ timeshares.</li>
<li>Frausters pose as buyers seeking to purchase owners’ timeshares, posting ads stating, “Will Buy Your Timeshare for Cash” or “Timeshares Wanted.” They then seek upfront fees to process the paperwork.</li>
